Future City Plots in Hyderabad Price (2026): What You'll Really Pay per Square Yard

Key takeaways

  • Asking rates run from about ₹13,500 to ₹35,000+ per sq yd depending on road, approval and village; there is no official price index yet.
  • A 200–238 sq yd plot lands between roughly ₹27 lakh and ₹70 lakh before about 6% registration costs.
  • The wider Hyderabad market is soft (registrations reported down 9% year on year), so verify claims of fast appreciation.

Updated 30 September 2026: new guide with current asking-rate ranges and a worked cost example.

Search for future city plots in Hyderabad price and you'll get answers from ₹13,000 to ₹45,000 per square yard, sometimes on the same page. That's not because anyone is lying. It's because "Future City" covers 765 sq km, and a plot next to a 100-foot road near Meerkhanpet is a different product from a plot on a village lane in Yacharam.

This guide sorts the numbers by what actually moves them, shows you the arithmetic for a 200-yard plot, and points out the costs that don't appear in the per-yard rate. We're a developer with a project in the area, so we'll tell you where our own price sits and where the market sits, and let you compare.

What are Future City plots selling for in 2026?

There is no public, registry-based price index for the zone yet, so everything you read is an asking rate quoted by developers and brokers. Treat it as a starting point for negotiation, not a fact about what deals closed at. With that caveat, here's the spread we see:

Plot typeIndicative rate (₹/sq yd)What you're usually getting
Entry-level approved layouts₹13,500 – ₹16,000Inner-belt villages away from the main highways, 33–40 ft internal roads, basic gated infrastructure. Our JRR Royal Imperia at Nandiwanaparthy is quoted at ₹13,500. One HMDA-approved Meerkhanpet listing we saw was advertised at ₹14,999.
Mid-range approved layouts₹15,000 – ₹35,000The range broker sites such as PCC Realty quote for active pockets like Kadthal, Kandukur, Maheshwaram and Tukkuguda. Road width and distance from an exit decide where in the band you land.
Premium gated communities₹40,000 and aboveClubhouse-style layouts with 200+ ft frontage roads or a short drive to ORR exits.

For comparison, the same broker source puts established western markets like Kokapet and Tellapur at ₹40,000–₹80,000 per square yard. That gap is the whole pitch for buying here, and it's also the gap that has to close for the investment to work.

What the numbers look like on a real plot

Take a 220 sq yd plot, one of the sizes at JRR Royal Imperia. At ₹13,500 per square yard the land costs ₹29.7 lakh. A 238 sq yd plot at the same rate is ₹32.13 lakh. Now take a 200 sq yd plot in a mid-range layout: at ₹15,000 it's ₹30 lakh, and at ₹35,000 it's ₹70 lakh. Same size, more than double the outlay, which is why "what's the price" is the wrong first question. "Which exact village, which road, which approval" is the right one.

Then add the extras people forget:

  • Registration costs. Telangana's stamp duty, transfer duty and registration fee have added up to roughly 6% of the registered value in recent years. Confirm the current figure at the sub-registrar's office before you budget.
  • Corpus and maintenance. Ask whether a maintenance corpus is collected upfront and what the monthly charge is. Our guide to gated community amenities explains why this matters more than the clubhouse photos.
  • Legal opinion. A property lawyer's title check is a small fee compared with the ticket size. Budget for it.
  • Boundary and fencing. An unbuilt plot needs marking and, ideally, a compound wall or fencing so nobody encroaches while you wait.

Why two "similar" plots differ by ₹10,000 a yard

Distance from a working road, not a planned one

The main route to the zone today runs through Tukkuguda and Meerkhanpet, according to a September 2026 report on a new access road. Plots on that spine price differently from plots waiting for a road that has been announced. A new 8 km link from Takkellapalli on the Nagarjunasagar highway via Kurmidda and Tatiparthi is being built at an estimated ₹30 crore, which matters if you're looking at the Yacharam side.

Approval status and who issued it

An approval is the most important price factor and the hardest one to see. Since the Future City Development Authority (FCDA) took over layout and building approvals from HMDA and DTCP inside its boundary, older approvals deserve a second look. We explain the check in our guide to buying future city plots in Hyderabad.

Road width, plot shape and orientation

East and north-facing plots on wider roads cost more, and most buyers pay that premium happily because it helps at resale. Odd-shaped corner plots often look cheap for a reason.

Layout scale

A 25-acre layout with proper drainage, water tank and lighting costs more to build than a 3-acre patch. You pay for that in the rate, and you get it back in the resale.

Has the price gone up already?

Some brokers claim 20–30% appreciation over 18 months in Kadthal, Kandukur and Maheshwaram. We can't verify that from registry data, and you shouldn't build a plan on someone else's marketing number. What we can say is that the wider Hyderabad market isn't running hot right now: a report carried by Latestly on 26 September 2026 said home registrations fell 9% year on year and 4% month on month.

So the honest position is mixed. Land prices near Future City have moved ahead of the ground reality in some pockets, and there is still a discount to the western corridor. Whether that discount closes depends on construction actually happening, which we cover in our honest look at Future City real estate.

How to negotiate and compare

  1. Ask for the all-in price: land, registration, corpus, club or facility fee, and any "development charges" added later.
  2. Compare per square yard and per square foot of road frontage width. A cheaper plot on a 25 ft lane isn't cheaper.
  3. Ask what the last three plots in that layout sold for and when. A developer who won't say usually has a reason.
  4. Check the village against the official list on our Future City villages list. A plot just outside the 56 villages can be sold as "near Future City" at a Future City price.
  5. Shortlist by approval first, price second.

Our own rate, plainly: JRR Royal Imperia is ₹13,500 per sq yd for 220–238 sq yd plots, with bank loans available. See the project guide or the project page for the current position, and plot availability for what's open.

Frequently Asked Questions

What is the price of Future City plots in Hyderabad in 2026?

Asking rates commonly quoted range from about ₹13,500 per sq yd for entry-level approved layouts to ₹35,000 in active mid-range pockets, with premium gated communities at ₹40,000 or more. These are developer and broker asking rates, not registered sale values, so the plot's exact village, road and approval matter more than any average.

Which area in Future City has the cheapest plots?

Layouts in inner villages that are not yet on a completed main road, such as parts of the Yacharam side, usually price lowest. Lower price often reflects slower access and later infrastructure, so it is a trade-off rather than a bargain by default.

How much does a 200 sq yd plot cost near Future City?

At ₹15,000 per sq yd a 200 sq yd plot costs ₹30 lakh, and at ₹35,000 it costs ₹70 lakh, before registration charges of roughly 6% and any maintenance corpus. At Kubera Realty's JRR Royal Imperia, a 220 sq yd plot at ₹13,500 works out to ₹29.7 lakh.

Are Future City plot prices going to keep rising?

Nobody can promise that. Prices have a discount to western Hyderabad to close, but home registrations across the city were reported down 9% year on year in September 2026. Appreciation tends to follow visible construction of roads, metro and employment zones, not announcements.

Do I have to pay GST on a residential plot?

Generally no GST is charged on the sale of plain land, but you will pay stamp duty and registration charges. Rules can change, so confirm with your lawyer or chartered accountant before signing.

Is it better to buy now or wait for the master plan to be final?

Waiting lowers regulatory risk but usually means paying a higher rate. Buying now suits people with a 7–10 year horizon who verify approvals carefully. If you cannot leave the money untouched for that long, waiting is a reasonable choice.
