Updated 30 September 2026: new page compiled from published mandal-wise lists, with the Maheshwaram names flagged as unconfirmed.
If you're checking a plot against the Future City boundary, you need the village list, and you need it without wading through five broker pages that each copy each other with different spellings. Here is the list of Future City Hyderabad villages as published in the FCDA area details, organised by mandal, with the caveats that matter.
The FCDA area covers 765.28 sq km across 56 revenue villages in seven mandals, per figures shared by Deccan Chronicle and repeated on several property blogs. The counts by mandal add up to 56: Yacharam 17, Kandukur 18, Ibrahimpatnam 8, Kadthal 6, Manchala 3, Amangal 2, Maheshwaram 2.

Read this before you rely on the list. We couldn't confirm the two Maheshwaram mandal village names from a source we trust, so we haven't guessed. Property sites also differ on spellings, and one site lists 74 panchayats rather than 56 villages, which is a different unit. Before you pay anything, ask the seller for the survey number and check it against the official FCDA notification or with the FCDA office at Meerkhanpet.
Spelling variants that trip up searches
The same village can be spelled three ways across brochures, the sanctioned layout and land records. Ones we see often:
- Meerkhanpet / Mirkhanpet / Mir Khan Pet
- Nandiwanaparthy / Nandi Wanaparthy / Nandivanaparthy
- Yeliminedu / Eliminedu / Yelimineedu
- Thatiparthy / Tatiparthi
- Gafoornagar / Gafur Nagar
Don't treat a spelling mismatch as a scam, but do ask why. Your sale deed, layout drawing and land record should agree.
Which villages are in the news
A few names come up repeatedly in official announcements, which helps you judge where activity is real:
- Meerkhanpet. The Skill University site and the FCDA office are here. The proposed airport-to-Future-City metro is planned to terminate at this end, per Telangana Today.
- Lemoor, Thimmapur, Rachaloor, Gummadavalle, Panjaguda. Named in the reported at-grade metro alignment along the wide greenfield road from the ORR Raviryal exit, along with Kongara Kalan.
- Kurmidda and Thatiparthy. On a new 8 km road from Takkellapalli, reported in Siasat, September 2026, linking to an industrial area where roughly 1,000 acres have been allotted to ten companies.
- Nandiwanaparthy. In Yacharam mandal, where our JRR Royal Imperia layout is. See the location and connectivity guide.
How to check your plot against this list
- Take the survey number from the sale deed or the layout drawing (not the brochure).
- Find the village on the Bhu Bharati (Dharani) land record.
- Match that village to the table above, allowing for spelling.
- Verify the layout permission on the relevant portal. Our approval verification guide shows how.
- Ask a property lawyer to confirm in writing that the survey number is inside the FCDA boundary and inside the sanctioned layout.
What "inside the boundary" does and doesn't tell you
Being inside the 56 villages tells you a plot falls under FCDA's planning. It doesn't tell you what the land use zone is (residential, industrial, green), where the planned roads go, or when anything gets built. A village can be inside the boundary and still be years from a paved road. For a sense of how these differences play out, see our comparison of future development areas in Hyderabad and the price guide.
